Mel Schultz, CPM, is a Senior Vice President for IREM (the Institute of Real Estate Management). Schultz was instrumental in growing his family’s business and in negotiating the sale of that business to New Concepts in 2009. He has been a member of the New Concepts Management Group team since 2009 and in January 2018, along with the partners of New Concepts Management Group, formed Clarity Commercial. Clarity Commercial focuses on 100% commercial properties and Schultz is committed to its growth, as well as the growth of his staff and clients. Schultz prides himself on the professionalism, personality and integrity he presents to clients every day.  

Recognizing the credibility and distinction of the CPM designation, Schultz began his IREM involvement in 2003 and earned his CPM designation in 2007. Long active in the IREM Minnesota Chapter, he has served in numerous chapter leadership positions, including that of president. He has also been honored as the chapter’s 2014 CPM of the Year and 2017 Spirit of IREM Award. Nationally, Schultz has served as a member of the IREM Executive Committee and on several advisory boards and committees.

Schultz is also involved with additional organizations and earned his Certified Community Association Manager (CCAM) designation through the Minnesota Multi-Family Housing Association (recognized as the Outstanding CIC Manager of the Year in 2013) and the Certified Commercial Investment Member (CCIM®) designation in 2011. Schultz currently lives in Rosemount, Minnesota with his wife of more than 22 years, and is very active in their children’s many activities.

  5. Negotiation knowledge. There are many factors up for discussion in a deal. A REALTOR® will look at every angle from your perspective, including crafting a purchase agreement that allows enough time for you to complete inspections and investigations of the property before you are bound to complete the purchase.
  6. Up-to-date experience. Most people buy only a few homes in their lifetime, usually with quite a few years in between each purchase. Even if you’ve done it before, laws and regulations change. REALTORS® handle hundreds of transactions over the course of their career.
  7. Your rock during emotional moments. A home is so much more than four walls and a roof. And for most people, property represents the biggest purchase they’ll ever make. Having a concerned, but objective, third party helps you stay focused on the issues most important to you.
